In June 2007 South Quay Plaza Estates (Freehold) Limited (SQPE) was set up by a majority of residents to buy the freehold of the South Quay Estate. SQPE currently has around 200 shareholders each of whom own a property at South Quay.

1. Marc Lamport and New Estate ManagerMarc's last day at South Quay was Friday 18 November. We wish to thank him for his efforts over the past four years and wish him all the best in his new job.We have now appointed a new Estate Manager, Neil Turner. Neil will start work on Friday 9 December. Please make him welcome and feel free to drop by the office to say hello.Neil's working hours will be from 8am - 5pm, Monday - Friday.2. Temporary ManagerWe have a temporary manager until 9 December whilst we finalise arrangements with the new Estate Manager. The temporaty manager is Stuart Fuller. Please make him feel welcome.3. Living at South QuaySouth Quay is a development of 300 properties developed on land which had been part of St Katharine Docks. St Katharine Docks was built in the 1820s and catered for smaller ships which were able to unload their cargoes of tea, indigo and ivory directly into the warehouses along the quays.St Katharine’ Docks was closed in 1968 and sold by the Port of London Authority and the development of South Quay Estate was undertaken in the 1970’s.The South Quay Estate is part of the Tower of London Conservation Area.South Quay Plaza Estate FreeholderIn June 2007, South Quay Plaza Estates (Freehold) Limited ("SQPE"), was set up as a Company by a majority of residents who bought the freehold of the estate. Fire Safety ProceduresAction On Discovering A Fire 1. Call the Fire Brigade2. Only attempt to fight the fire if it is safe to do so and you have been trained in the use of fire extinguishersDue to the design of the building it is unlikely that a fire starting in one flat will spread to another. Advice To People NOT Directly Affected By The Fire. General advice is to stay in your flat, call the fire brigade and wait for them to put the fire out. However if the fire is causing an immediate danger to you and you feel evacuation is the safest option or you are instructed by the Fire Brigade, then you should: 1. Leave the building by the nearest fire exit2. Close doors behind you3. Report to the assembly point outside the estate office gateIf you are not in your flat (eg the car park, staircase etc) then you should evacuate as described above. Please note that there is no common fire alarm system as mass evacuation is not expected. Therefore you should ensure that you have a working smoke detector in the appropriate locations within your flat. DO NOT 1. Wait to collect personal belongings2. Use the lifts (where fitted)3. RunVERY IMPORTANT HEALTH AND SAFETY NOTICE - PLEASE READSecurity gates have been fitted to a relatively large percentage of front doors. Also staircase areas (stairwells and entrances) have been dead locked by residents installing security gates and fences. This can prevent the fire authorities from being able to access the area in order to carry out a rescue and can also prevent residents from escaping without the use of a key. The current Fire Authority advice is that these gates should ONLY be locked when the dwelling is UNOCCUPIED.

Details of the Core Building Insurance PolicyThe details of the estate Core Buildings Insurance can be found on the Willis Web Site. The address of which is shown below: http://uk-team2.willis.com/southquay/southquayplazares/default.aspx When going to the site you will be asked to enter a User Name and Password. When prompted please enter the details as shown below: User Name: PID.SOUTHQUAYPPassword: southquayThe site, displays the Insurance Policy, Endorsements (if any), Schedule etc. There is an abridged and a full Claims Procedure and a Claims Form that can be downloaded. Please note that potential Claims are dealt with directly between the claimant and Willis and not by either the Manager or Rendall and Rittner acting as a 'go-between'. It is appreciated that many leaseholders do not have Internet access and so in the Manager's Office, there are copies of the policy (all 58 pages of it) that you are welcome to borrow and return within forty-eight hours. There are also copies of The Claims Procedure and Claims Form that you may take away and keep. IMPORTANT NOTICEThe insurance of the main structure of the Estate was renewed in June 2011 for 2011/2012 through the Lloyds Broker Willis with Allianz as the Insurer. The Board draws to your attention that it is not the responsibility of the Freehold Company to insure residents contents and personal effects. These are not covered as part of the Core Buildings insurance policy. Residents should also be aware of the position regarding Fixtures & Fittings as there is possibly a difference to what one might expect. Previous concern that the valuation of the Estate allowed for only £9,000 for Kitchens and £6,000 for Bathrooms has also been addressed and now only the owners of flats, maisonettes or houses where more than £40,000 has been spent on refurbishment need to ensure that they have additional cover elsewhere. The Estate was recently re-valued for 2010.As already mentioned Willis is our broker for the core buildings and they will be happy to assist you in respect of your contents, personal possessions and occupiers public liability cover. This may also include any improvements you have made to your flat / maisonette i.e. kitchens and bathrooms. You are however, completely at liberty to insure your contents and, most importantly, your Public Liability, through any Broker or directly with any Insurance Company of your choice. Such a policy would be between yourselves and Insurers and in no way would SQPE be involved.
